Being the owner of rental property myself I know how much time and effort can go into managing a property and it can be very overwhelming! We would love to take care of your rental property for you as if it were our own. We have experience in many categories that will benefit you as an owner: landscaping, painting, re-roofing, ect... having this knowledge could save or even make you money!

WHAT WE WILL DO FOR YOU
  • Run ads to get your property rented (at owners expense)
  • Put a sign up at the property until rented 
  • Show the property to prospective tenants 
  • Deal with the application process, credit checks, and criminal checks 
  • Sign leases with the tenants 
  • Pictures of your property and info on our website in most cases
  • Do routine maintenance/Make Ready 
  • Do repairs in a timely manner 
  • Routine market analysis 
  • Pay the bills 
  • Monthly reports using Yardi Genesis showing invoices paid and rents collected plus a excel spreadsheet 
  • 24 hour emergency maintenance 
  • We can also arrange pest control if you would like to

ABOUT US

We are family owned and operated since 1986 specializing in residential and multi-family units. We are members of the Texas Apartment Association and Denton Chamber of Commerce. We use Rent Grow to screen our applicants and have an outside broker to help with any sales needs you might have.

Our Contract and Fees
  • We just do a simple contract that requires 60 day notice of cancellation of our management services
  • We charge 10% of the monthly rental income, no charge on security deposits.
  • Other fees will be based on number of units, location, etc...
